Piper was pleasantly surprised to see that Sawyer had beat her to the ranch. It showed initiative.

She held out her hand and he shook it. “Eager to begin?” she asked, for lack of a better greeting.

“Just a bit,” Sawyer answered with a smile. He was cringing inside for not being able to come up with a better response.

“Sawyer, I had a speech ready on how important it is for you to know what you’re getting into,” she said as she waved around, “but it seems you’ve already had a chance to look things over. What’s your prognosis, then?”

“The way I see it,” he said, “there are two ways you can go about this. You can tear down the buildings on the property now and rebuild them. Or you repair what you can and upgrade them later.”

“Which do you suggest?”

Sawyer handed Piper a price list that broke down the cost of materials and labor for repair versus rebuilding. “These buildings have decent bones.” He kicked the side of the house for emphasis. “It would lower your upfront costs to repair what’s here. And you wouldn’t have to deal with construction companies and permits.”

Piper glanced at the sheet of paper and made some mental calculations. Depending on how much money she convinced John’s lawyer to send her, she might be able to rebuild right away, but that would likely tap out her funds. Who knew how long it would take to have a steady income again?

“I agree,” she said. “When can you start?”

Sawyer had been expecting resistance, outrage, or downright hysterics. Clearly, this woman had no idea how to haggle. The fact that she trusted him blindly made him feel protective of her. Someone needed to look out for her interests.

“I could start today if you’d like.”

“Great, let’s have lunch and discuss the plans.”

Sawyer smiled and thrust out his hand. “You’ve got yourself a deal, Mrs. Baker.”

“Call me Piper,” she replied before turning on her heels.

They ate lunch at the diner where Piper had posted her ad. With the lunch crowd gone, it was quiet enough where they could have a conversation. The waitress smiled as she poured each of them a cup of water.

“What’ll ya have?”

Piper looked up from her menu. “I’ll have a cheeseburger – medium – and a large cherry soda.”

It was nice to see a woman who didn’t live off salad. Sawyer turned to the waitress. “Can I please have the barbeque burger and a chocolate milkshake, ma’am?”

“Sure thing, sweetheart.”

Piper pulled the folded piece of paper out of her pocket and flattened it out on the table. “I think we start with the staff quarters,” she suggested. “That way, you could move right in, and we’d be able to lodge the farmhands as we hire them.”

“I think that’s a mighty good idea.” Even though Piper was too trusting, she had good ideas. Sawyer was hopeful that things were finally working in his favor.

“I’ll put money into an account so you can order workers and materials.”

“It’ll take a few days to get the repairs up and running, but I can hire people to begin cleanup right away.”

“Excellent,” Piper said. Her eyes sparkled with excitement. To his surprise he found himself noticing how pretty she was when she smiled.

Sawyer considered asking her how she ended up with Old Timothy’s ranch but thought better of it. He didn’t feel right prying into her personal life, especially when they had just met. Still, he was curious.

It's got a touch of everything from deceit and heartbreak, to murder and substance abuse as well as falling in love vs the loss through divorce or death ! Nothing extreme that felt like a trigger to me, but not glossed over to be made light of either. A perfect balance of life and the parts that can be extreme in good and bad ways.

⭐⭐⭐⭐⭐ "Counting on the Cowboy is the first romance novel I have read by Daisy Landish. This is an interestingly written story. Piper and Sawyer have come to town for different reasons. Their paths cross and quickly made a likely pair. I really liked how this book had developed the friendship and then it blossomed into a romance. It is a really great storyline with good character setting. The ending was quite a surprise for me good twist." - Reviewer

She was clearly not a local. The ad had mentioned the job was out at Baker Ranch. If it was the same one he remembered, the place had gone by the wayside around the time he had left. He couldn’t recall the owner’s name, only that he had died without any kin to take over.
“How long ago was that Sawyer?” she asked shrewdly. She was inspecting her nails, as if wondering whether or not she’d chipped one.
“It was over ten years ago, ma’am. I’ve been living in Nashville for a while and only recently came back to town,” he said, accentuating his drawl.
“Do you have any references I could check? When would you be available for an interview?”
“Sure, I have references,” he said. He’d have to call Randy and set something up. “And I can meet you right away if you’re available.”
She checked her watch. She would need to show Sawyer the ranch so he’d know what he was getting into before agreeing to work for her.
“I could meet you at the ranch in about thirty minutes. Would that suit you?” Piper asked.
He debated letting her know he was standing right across the street. She was a city girl. Those designer jeans and boots didn’t fool him. There was nothing casual about this woman. She would likely freak out if she found out he’d been staring at her for the past ten minutes.
“That’ll do me fine, ma’am. See you then,” Sawyer drawled and ended the call.
He waited until she’d gone into the B&B before getting into his truck. He’d head over to the ranch right away to get the lay of the land. That way, he’d have a few suggestions handy when they finally met.
When he got to Baker Ranch, Sawyer couldn’t believe his luck. This place was perfect. He took in the creaking gate, the dilapidated house, the rotting mass of barn, and whistled. He would be here forever. It was far away from town and from the memories that still haunted him.
A quick look at the fields told him he had his work cut out for him. Rubbing his hands together, he reached into his jacket. He pulled out a notebook, jotting down a list of priority jobs to be done.
The Baker Ranch used to be the largest in Cassidy Falls while Old Timothy was alive. A ranch this big was challenging to manage and needed dozens of hands to keep it afloat. After Tim died, Sawyer assumed no one could take up the responsibility, and his relatives just let the place fall into disrepair. Now, years later, this sophisticated lady was looking to reopen the place.
Sawyer couldn’t imagine how much money it would cost to get it up and running again. He needed to make calculations because he was sure she’d want to know the price right away.
The gate was open when he arrived at the ranch, and he slowly drove through them. The property was overgrown with weeds breaking through the pavement and crowding the pastures. Sawyer was amazed that the buildings were still standing after years of neglect. The gravel driveway crunched under his boots as he stepped out of his truck. He walked around the house’s exterior and jotted down suggestions in two lists: safety and upgrades. The first list detailed the repairs that were needed to make the place livable. The second one had suggestions to make things enjoyable.
The inside wasn’t as bad as he expected. The joists were sturdy, and there was no apparent water damage in either bathroom. The electricity worked but would need to be upgraded soon to handle the construction equipment. The kitchen was passable, although Mrs. Baker would probably want to spruce it up eventually.
Sawyer checked the staff quarters next. The sink and shower hardware was corroded but could easily be replaced. The rest of the issues could be fixed with new sheetrock and a fresh coat of paint. Luckily, it wouldn’t take long to get this up and running.
The barn was a little iffy, but the rest of the buildings seemed like they were in decent shape. Sawyer made a few phone calls to get pricing and leaned against his truck while writing down figures. Hopefully, he wouldn’t scare off Mrs. Baker with his estimate.
